An office property in Port Jefferson Station has sold for $2.4 million.  

GAZ Realty Properties purchased the 16,098-square-foot building on 3.03 acres at 1660 Route 112.  

Built in 2010, the building features parking for about 200 cars, a drive-thru window and solar panels on the roof that reduce energy costs.  

Michael Zere and Marie Zere of Zere Real Estate Services represented the buyer, as well as the seller, Commander Enterprises, in the sales transaction.  

“This location has been a home run for businesses in the area. There has always been a good flow of professional tenants,” said Michael Zere, who has been representing ownership for the property’s leasing for more than a decade. “The vacancy rate is near 20 percent. The location is convenient and delivers strong demographics, high population density and large traffic counts with excellent signage on the premises. There is nothing like it in the immediate area.”  

Marie Zere added that the property’s easy access to the Route 347 Business Corridor, as well as its close proximity to three area hospitals, “makes this location a winner.”
